The entrance to Kingfisher faces the front garden. Access is via French doors with two short steps down into an all purpose living / dining / kitchen area – space that converts to a dining room for over 40 persons (there is a set fee of £150 for the conversion). This main room is comfortably furnished with a sofa and easy chairs, a colour T.V. with satellite reception (Free to air channels), a DVD player, a coffee table and dining table. To the rear of the ground floor is the kitchen from where a further French door opens out to Kingfisher’s own section of lawned garden (partially fenced for privacy). This is quite a sun trap in the summer and perfect for evening B.B.Q’s. The kitchen has fitted pine units and a central island for extra worktop space. Equipment includes a gas cooker (large oven & grill), fridge with freezer compartment, combination microwave, cooking utensils and crockery for 12 persons. A door from the living area gives entry to a short corridor leading to the ground floor bedroom and separate bathroom opposite (bath, W.C. and wash-hand basin). This bedroom has one double bed and one single bed so can be used either as a twin or double room. Although not expressly designed for the disabled, the ground floor bedroom and bathroom are convenient for those with walking difficulties who cannot easily cope with stairs. At the entrance to the ground floor bathroom is a small vestibule containing a laundry sink, a washing machine and a dishwasher.
An wood staircase with balustrades leads up to the three first floor bedrooms. There is one double bedroom with ensuite bathroom, one treble bedroom with ensuite bathroom (three single beds) and a third bedroom with two single beds and one set of bunks (suitable for children only). The third bedroom uses the separate first floor bathroom (shower, W.C. & wash-hand basin). The ensuite bathrooms on the first floor also each have a shower, W.C. & wash-hand basin. The apartment is fully centrally heated.
